The case study · Almere

Four projects.
One neighborhood system.
One blueprint.

In Almere, Liven World isn't building isolated towers. We're building the whole system at once: two residential clusters, a follow-on development, and the mobility hub that unlocks 2,200 homes across Randstad 20/21, also for neighboring developers. It's not a pilot, it's the blueprint we'll replicate in every next municipality.

In numbers

A neighborhood in one go.

At the Randstad site in Almere we combine residential development with a shared mobility layer that surrounding developers plug into. Four residential towers, one mobility hub. One neighborhood system.

The area map

How the four projects work together.

The mobility hub at Randstad 22 isn't a side amenity, it's the node where the two residential clusters (R21-1,5,9 · R21-77) plug in, alongside neighboring developments by other parties who buy their parking norm here.

The four roles

Four distinct roles. One system.

Each project contributes something specific to the neighborhood system, from the flagship that tells the story, to the orchestration hub that keeps the whole district running.

Two residential towers Flagship
Liven World · Randstad 21-1, 5, 9

The two towers that carry the system.

Two residential towers ~70 m tall, designed by MVSA, with a ~2,000 m² active plinth (commercial real estate) where amenities and community meet. The rental mix follows Almere's 50/50 split: social and mid-market rent, mixed, not segregated.

The follow-up Tower, steps away.

A few hundred metres further we build the second tower, more compact than the flagship, different typology, but part of the same neighborhood system and plugged into the same mobility and community layer. Including ~1,000 m² of commercial space in the plinth. Construction starts 2028.

Mobility hub Randstad 22-1 with green façade Orchestration
Liven World · Randstad 22-1

The mobility hub that opens up the entire district.

A six-storey above-ground mobility hub with an integrated green façade, 811 spaces including shared cars. This hub unlocks 2,200 homes across Randstad 20/21, from our own towers to the neighboring developers who buy their parking norm here. This isn't a standalone parking; it's the position from which Liven World orchestrates the district.

"We don't just build homes. We build the node the neighborhood turns on."
