Raising capital is not a project.
It is a channel.
Liven Capital Markets is the capital side of Liven World. It structures, issues, administers and reports, so every vehicle sits on the same delivery chain and the same operating model instead of being assembled from scratch each time.
Four functions, permanently staffed.
A capital markets function does not raise money. It manages the scarce stocks you raise money with, and makes sure every issuance leaves the next one easier rather than harder.
Structuring
Vehicle, route and terms, with fund counsel and tax advisers. Thought through once, rather than reinvented per project.
Issuance calendar
Which entity issues what and when, on what basis, and how much headroom is left. One page everyone reads from.
Administration and valuation
Independent depositary and external valuation, with a register of holdings and terms that stays current.
Reporting
Financial and operating figures in one set, so operating performance speaks the same language as return.
One manager. One building system.
Several vehicles.
Capital enters at the platform, not at a single project. Below it sit the vehicles, then the assets, and at the base the operating layer that stays with the manager even after a building is sold.
The scarce good is not money.
It is headroom.
Capital for residential is available. Residential is the most sought-after sector in the INREV 2026 intentions at 85 per cent. What is finite is something else: issuance headroom, collateral, investor attention and the calendar. Four stocks you spend project by project if nobody manages them.
Managing the stocks
Issuance headroom, collateral, investor attention and calendar are tracked as finite stocks rather than assumed.
One decision rule
When two entities want the same headroom at once, there is an explicit trade-off on hard criteria. Not first come, first served.
The ladder
Private, club, fund. Every issuance is structured so it enables the next vehicle rather than encumbering it.
The first question you will ask,
answered first.
We are a manager without a fund track record. The honest answer to that is not a promise, but a structure that does not depend on our good intentions.
Management
Working route is management under an existing licensed AIFM, with Liven as delegated portfolio manager. An own licence is the endgame, not the starting point.
Depositary and valuation
Independent depositary and external valuation from the first vehicle, within the AIFM's framework.
Reporting
The INREV standard as the basis. Operating and experience metrics alongside financial metrics, in one set.
Sustainability
SFDR classification to be set and substantiated. Circular and biobased materials are contracted into the building system.
Alignment
Sponsor commitment, and the operating role stays with us after sale. Our exposure does not end at handover.
What is marked in selection or to be set is exactly that. We would rather you test an unfinished structure now than discover it later.
No intentions. Proof.
The first towers were sold before the first module was placed. Housing association De Alliantie acquired the two towers on plots R21-1, 5 and 9 in Almere: 332 homes, half social and half mid-market rent. Liven World continues to run the 2,000 m² active plinth. Construction starts 2028.
Note: R21-1, 5 and 9 is sold. It is evidence of delivery capability, not pipeline available to a vehicle. Figures are indicative and derived from Randstad 21.
We speak with professional counterparties.
About structure, about partnership, and about what you would need to see before this becomes a serious conversation. This page is not an offer and not an invitation to subscribe. It is an introduction to the platform.
